An exclusive agreement is an Agreement between the Seller and the Agency with bilateral obligations. The agreement gives the Agency sole, preferential rights to sell your property in Bulgaria.
The downside, according to the Sellers, is that only one Agency will be involved in the sale of real estate.
Plus - the Agency uses all the required tools, actions, personal finances, cooperation with other Agencies to achieve quick results.
- You will be sure that the property is actually offered to potential buyers and advertised on the Internet.
- You will be confident in the security of your home if access to the property is provided by only one company, and, as a rule, only one person.
An exclusive Agreement is beneficial to both parties, the Seller and the Agency.
The agency will be confident that it will receive 100% of its Remuneration and will make every effort to sell the property.
The seller will be confident that the property will be sold at the best possible price.
When signing an exclusive contract with the Agency, the Seller undertakes not to advertise, offer, sell his property in Bulgaria /the object for which the contract was signed/, independently, through friends, neighbors, relatives, through other real estate agencies or through other related persons in personal or business relationships with him.
A standard agreement gives the Seller the right to sell his property independently, through friends, relatives or other real estate agencies.
An exclusive agreement does NOT give the Seller the right to sell his property independently, through friends, relatives or other real estate agencies.
Otherwise, all clauses of the contracts are the same.
