List of documents for the seller

Necessary documents for a notarized purchase and sale transaction on the part of the SELLER - PRIVATE PERSON, with personal presence or sale REMOTELY:

1.Property document (Notarial deed)
2.Plan /kitty/ issued by the Cadastre and Surveying Service
3.The tax assessment of real estate issued by the municipality (A certificate of tax assessment of real estate is issued only if there are no tax arrears)
4.A certificate of absence of burdens and prohibitions on property, the right to the right to use the object by third parties, open business affairs, etc.
5.Declaration of citizenship and civil status, Article 25, paragraph 8 of the ZNND
6.Declaration on measures against money laundering, art. 42, par. 2 from ZMIP
7.Declaration of Council Regulation (EU) - The EU regulation is signed only by citizens of Ukraine and Russia
8.Certificate from the registry office about the absence of marriage during the purchase of real estate (If the property was bought not married)
9.Power of attorney from the owner/s, as well as legal spouses /if the property was purchased during marriage/ or former spouses /if the property was purchased during marriage/
10.Marriage contract confirming the sole rights to real estate /if the property was bought in marriage and there is a marriage contract between the spouses/
11.Certificate of inheritance /in case of death of the owner/

-All documents according to paragraphs 2,3,4,5,6,7,9 are prepared by a lawyer of LiderBG company

In case of a REMOTE transaction, the Seller certifies the prepared documents at the Bulgarian Consulate or at the notary at the place of residence and sends them by courier service to Bulgaria.
-For the Bulgarian Consulate documents are prepared in Bulgarian.
-For certification by a notary at the place of residence, documents are prepared in the appropriate official language. After signing, the documents are sent by courier service in Bulgaria, where they are licensed translated into Bulgarian.
-Company "LiderBG" provides services of a licensed translator.

Important! Signing documents at a notary in the place of residence implies additional costs associated with the translation of documents from Bulgarian into the corresponding official language and back translation into Bulgarian. Translation of documents is done at the expense of the Seller.
IMPORTANT!!! When signing documents at a notary at the place of residence, in a country that does not have a concession agreement with Bulgaria, an APOSTILLE is required

Translation of all documents is carried out at the expense of the SELLER

1.Land ownership document (notarial deed).
2.Building permit.
3.Plan / kitty / issued by the Cadastre and Surveying Service.
4.Real estate tax assessment issued by the municipality.
5.A certificate of absence of burdens and prohibitions on property, the right to the right to use the object by third parties, open business affairs, etc.
6.Certificate of commissioning (If construction is fully completed)
